Capital Projects

Construction is taking place every day around the City of Manvel, and the Capital Projects division is a huge part of making that happen. Capital Projects are projects that help maintain or improve City infrastructure, including new construction, expansion, renovation, or replacement project for an existing facility or facilities. Working in conjunction with every other division in Development Services, Capital Projects helps plan, coordinate, manage, and organize outside developments coming into the City. Manvel Town Center

Located on the northwest corner of Highway 288 and Highway 6, Manvel Town Center is one of the biggest planned commercial projects in Manvel. The project sits on 273 acres of land and will host restaurants, shopping, entertainment, major grocery anchor H-E-B, and more!

The City of Manvel and Weiztmen Group broke ground on the Project on June 22, 2021, and commercial construction began in January of 2023. View the concept rendering of Manvel Town Center.

Manvel Municipal and Athletic Center 

The Manvel Municipal and Athletic Complex (MAC) is a proposed development of the 160-acre tract of land owned by the City of Manvel located near State Highway 288 and Del Bello Blvd. If developed, MAC will boast the Manvel Sports Complex, an amphitheatre, an open-air performance venue for concerts and events, community spaces, and space for retail, shops, and hotels. Manvel Drainage Pond

The Manvel Drainage Pond is a joint effort between the City of Manvel, Brazoria County Conservation and Reclamation District #3 (C&R3), Brazoria Drainage District #4 (BDD4), and Brazoria Drainage District #5 (BDD5) to detain heavy rainfall and minimize catastrophic flooding along State Highway 6 (SH6). 

A drainage pond, or "detention pond," is a constructed depression that receives and stores stormwater runoff from a specific drainage area. The Manvel Drainage Pond will provide many benefits to the City, including the reduction of ponding water on SH6, a designated evacuation route, during extreme flooding events.

On June 21, 2022, the City of Manvel and its collaborating entities broke ground on the much-anticipated Manvel Drainage Pond, and work on Phase 1 of the 2-Phase project began. At the current rate of work, Phase 1 is estimated to conclude by the end of 2025.

Once completed, the Manvel Drainage Pond will provide over 1,000 acre-feet of storage capacity. Read more about the project on its dedicated webpage or view the concept design.

Valencia Subdivision

Valencia is a subdivision within Manvel developed by Hillwood Communities and located at the north end of Pollard Ave. The subdivision broke ground on May 17, 2022, and is anticipated to bring 940 homes and a proposed elementary school, with 30 of its 400 acres set aside for commercial properties.

Pomona Subdivision

Pomona is a 1,000-acre residential subdivision within Manvel developed by Hillwood Communities and located just off State Highway 288. The subdivision opened in late 2015 with 600 homes and is anticipated to host 2,100. Over 1,200 of those have been issued permits and the development is approximately 58% complete. Del Bello Lakes Subdivision

Del Bello Lakes is a residential subdivision within Manvel developed by Shea Homes and located along State Highway 288. The subdivision opened in late 2020, and is anticipated to host 446 homes. Over 243 of those have been issued permits and the development is approximately 54% complete.
